    I provided Aran & Franklin with plans that were given to us. I made minimal changes such as taking out a spare bathroom, added a couple of doors, added a window etc. I paid $5500 for plans that were basically already done!! I couldn’t imagine how much it would’ve been for them to actually create something of their own! Mind you, I’m not building a mansion. It is a 3 bedroom house that is suppose to be 2100 square foot. However now looking at the dimensions of it all, it’s actually way bigger (3000 sqft) than I had told them in the beginning. If you want bad customer service, to have to monitor and hold their hand for every single thing they do, and to be nickel and dimed for absolutely everything then this is the perfect company for you! You’ll also be lucky to talk to every single person that works in the office, have no idea who is over your project and you’ll even be given an attitude with every interaction you have with them! Oh and if you want exterior plans to go along with your floor plans, that will be at least an additional thousands of dollars. We are now down exactly $6,350 (5,550 plus an additional $850 to change the size of my porch) with incorrect floor plans. As a first time home builder I can say that they have successfully made this the worst decision we’ve ever made.

    The contractor was our original point of contact and provided the scope that he wanted. This is what we quoted to him even though we recommended more from the beginning- knowing the permit process and what the city would require. He only wanted to do the bare minimum. When this owner took over the project and the fired the contractor, she could not envision the renovations she wanted to make so then we needed architectural drawings per her "inspiration photos". Then we had to do the structural design and plans based on her design plans. The scope kept growing thus there were change orders. We were almost done with the first design when she changed the porch design and we had to do that part over. We did not increase the scope, the customer did. Thus the price also increased. Had we known the full scope of what she wanted ( not the contractor) we would have quoted this all up front. We quote every job individually up front and we only increase price if there is a change in our scope. The plans were completely done but she did not want to continue to work with us so we closed her project and wrote off the invoice for the final phase of the project ( inspections and windstorm certification). We did not offer her a refund of the design service since that was completely done already and we delivered that work product to her. We did write off that last invoice for work not performed. This is not a typical experience with customers as you can tell we have been in business 25 years without incident. I know she is unhappy but this anger is directed at the wrong people.
