      Long and Foster allow their agents to forge a buyer's offer to terms the buyer refused to sign. I would not make an offer unless I had a 90% loan pre-approval letter to attach, which LF's agent helped me to get. However, my agent did not want the seller to see 'amount to finance 90%' so she changed it to say '80%', which I had refused to authorize. LF allows their agents to 'require' a 6% commission fee as a condition of submitting a buyer's offer. Twice I tried to offer 3% but was told that when using dual agency a buyer needed to offer 6%. As the dual agent LF knew they were being paid 2.4% by the seller and that I would be legally responsible for paying them the difference of 3.4%, or $9,000, for their 'professional services' LF allows their agents to give buyers a property disclosure form that does not comply with the law. My LF agent was looking over my shoulder as I signed each page and remained silent when she saw I didn't notice two questions were missing answers. The answer to both questions was 'yes,' and had I known of these defects I would not have made an offer. Finally, my LF 'found' square footage that was not built by the builder. (How fortunate that it added 3% to the list price, enough to cover the listing agent fee!!!) The sq footage 'found' was not included in teh CAD drawing provided by developer. My LF agent was provisional, or entry level, and by law needed supervision. But this was yet another law that LF doesn't care to follow. As you can tell from above my inexperienced agent was allowed to do whatever she wanted, including forging my offer, at great harm to myself. I would hire a performing circus monkey before hiring anyone representing Long and Foster.

      I started the leasing of this unit on June 11th 2021 on the third floor of the building at Oak Grove, College Lane located in Salisbury, 21804 Maryland under Long & Foster - Shanne Snoots management. On June 15th I had an incident of having a bat inside the apartment, which brought me and my wife to the ER in the follow morning for a series of rabies shots. The city health department came to the apartment after we returned from the hospital and took the animal to the laboratory for testing, and it came up negative for rabies. I communicate the incident to the service management, and no apparent action (At least in the inside of the unit) was taken at that time. She doubted we had that kind of incident and making it worse she was angry of our initiative of calling the health department. On our side I went through and added a mesh on every A/C outlet. This past July 14th, around 1:05 AM we had a second episode, we woke up with a bat flying again inside our bedroom. I capture the animal and called 911. The city wildlife police came and took the second animal for testing. So, here we are, living in an apartment with bats crawling around in the walls and ceiling. Truly, we are uncomfortable in our own place. Feels extremely stressed, we are keeping the lights on all night every night since the first incident. We can’t sleep peacefully. We already have a bill of $12,400 from the hospital on the rabies vaccine that my wife and I took on the first occurrence. After we began our twelve days rabies treatment at the suggestion of our doctor, we significantly suffered from physical side effects, including soreness, swelling and fever, as a result of the rabies shots. I didn’t go for a lawsuit even knowing my legal rights as he did absolutely “Nothing” to solve this unhealthy issue. I just hope that one day he understands how to do business not just running for nickels and pennies without respecting people.

      The worst company ever. I recently purchased a house and the inspection report came back with a few things that needed to be repaired. Nothing on the report prepared me for what actually took place. Before even moving in the house I had to come out of pocket a couple thousand dollars for repairs. Then after 2 days in the house the plumbing went left. Every time any water was used it would flood the basement. We couldn't wash our hands, shower, wash dishes, and even flush a toilet without water pouring in the basement. I then had to get a plumber to come out and give me an estimate on whatever needed to be done to stop the flooding. I closed on my house the end on December and we're only in February. I love the house, but these issues that came with it are a headache. I really think the old owners and the realtor knew all of this and were trying to hide it and hurry and sell. Not to mention I paid way over what they were asking for the house. I will definitely inform anyone buying a house from this company to think again.
