Prematurely moved in Tenants without assistance setting up utilities for them prior to move in (40degrees F and no heating available). Misappropriated /Missing initial tenant payment record tonOwner/Landlord (very surreptitious since Landlord was “warned” by Renters Warehouse Not to contact Tenants for any reason).Review from Karen O

I actually picked this company over another due to their positive *** rating and I painfully regret that decision. After I moved out of the property, the company was supposed to have a vendor come to clean before the tenant moved in. I never got confirmation if they were still coming or if the job was done, despite me reaching out to Renters Warehouse for confirmation. The manager neglected to inspect the property and ensure it was move-in ready, as my tenant informed me that there was still dirty carpet where a vendor came in and completed a repair, and other discrepancies that could have been addressed prior to their arrival. Additionally, management neglected to meet the new tenant at the house and walk them around, showing them the property. This is a simple property management function that would have saved both the company and me embarrassment, but no, they couldn't even muster up that much professionalism and customer service. In addition to these failings so early on in our relationship, they charged me for "tenant procurement" when they did NO SUCH THING. I found the tenant myself and directed them to the company to fill out the application. When I questioned the company about this charge, I was informed, "that is just apart of the charges due when a tenant moves into the property." **** for NOTHING!!! That is a very dishonest practice when they did not do what they are charging for but it was in the contract I signed so I took the loss.
A couple months later, a big storm came through the area and some branches fell on the neighbors' truck's hood. The neighbor spoke to my tenant asking for my contact info, but thankfully they provided Renters Warehouse's phone number instead. I was surprised when the maintenance coordinator contacted me and told me the tenant reported damage. I corrected them, that it was the neighbor stating their property was damaged from debris from my property, therfore they should send a representative out to inspect and verify there was damage and that is was, in fact, my responsibility. A MONTH LATER I got a call back saying they got a quote for repairs, the maintenance coordinator saying the vendor was busy and couldn't get out there sooner. Speaking with maintenance coordinator, I demanded to know why no one from Renters Warehouse went to visually inspect the supposed damage. He simply said they don't do that, they have vendors inspect damage and give them a quote for repairs. That is a poor excuse; the vendor is there to repair, they're not the property manager, that's Renters Warehouse's responsibility. A representative from the company should go to the property and confirm there is damage and if any repairs are even called for, instead of taking a random person's word. I paid this company a lot of money to trust my property in their hands only for them to do absolutely nothing. I ended up submitting a letter to cancel our relationship before the end of the first year because it is easier, more productive, and financially viable to handle everything myself, even from across the country, than to let these careless scammers take my money. Not just myself either, they charged my tenants **** for 2 cats! Upon closure of my agreement with Renters Warehouse, I asked for this money back, only to be told "it is not a deposit, but a fee. In the event there are damages that can not be repaired with the security deposit then you can ask for the pet fee to supplement." Over ****** literally goes into their pocket for NOTHING. Absolutely repugnant business practice!
In short, they have abhorred communication and customer service, resulting in unacceptable execution of their duties. Do not waste your money with this company, they don't do anything they are paid for.Renters Warehouse Response

Jenny, after looking through our correspondence with you prior to the tenants moving in, you had said that you were going to take care of the cleaning of the property yourself. Eventually you changed your mind and decided to have us handle it. We worked on scheduling but had to keep pushing back cleaning due to you or someone in your home contracting covid. Once we were able to get our vendor out there to clean, they spent 8 hours working on the home. There were also belongings/trash left behind that the cleaner was instructed not to remove. We did find that she missed a section of baseboard which she promptly went back and corrected once the tenants made us aware. The air filters were also in very bad condition and our inspector went out of his way to replace those for the tenants upon completing the move in inspection. Our inspector completed the move in inspection the same day the tenants moved in and other than the section of baseboard and the air filters everything was in order. As for the tenant placement fee, we screen tenants by verifying criminal history, rental history, credit and income, you receive a move in and move out inspection, and additional inspections throughout the year at your request there is a lot of value in our tenant placement program. As for the tree that fell on the neighbor's property, whomever called us claimed to be a tenant. We worked on getting the tree removed and the initial quote we all agreed came in high. We worked on getting a second quote and had the tree removed and were able to get a much better price for you. As far as the damage to the neighbor's property it is not up to us to determine damage that would fall to the insurance company. With the pet fee, we utilize a third party to screen pets and assess their risk and assign a fee based on the risk. When the tenants move out if the pets have done damage that exceeds the deposit to the property, we will just need the documentation from you and we will gladly contribute those funds to cover damages. At that point, if you feel so inclined, you can return the money to the tenants in lieu of your damages. We wish you the best moving forward and hopefully this gives you a better understanding of our systems and processes.
