    Bar none THE worst experience I have ever had with a construction company. We purchased a condo preconstruction for move in December 2018. This past summer during the heat wave, we discovered the floor in our ensuite walk-in closet had started to buckle. Upon closer inspection, a moisture meter indicated that the wall backing our walk-in shower was registering off the charts with moisture. I immediately contacted Reddale and spoke to Linda. She promptly told me that as our two year warranty had expired in December 2020, Reddale was not responsible for any repairs stemming from the water damage. At this point we brought in a restoration company to discover where the water was coming from. After removing a portion of the shower wall, it was determined that in the opinion of the inspector, *** ***** ******* *** ****** **** * ********* ****** ********* ********* **** *** ** *** ****** **** *** ***** ***************** ** ********** ******** ****** ** *** **** ** *** ******* *** ****** ** ** ******* **** *** ******** **** *** ********** *** ********** Quite obviously this was an issue stemming from the construction of the shower when the unit was being built and though we dutifully presented Reddale with our list of deficiencies upon move-in, this was an issue that we could never in a million years have known existed until physical evidence presented itself 2.5 years down the road and quite conveniently after our warranty had expired. To make matters worse, our own insurance did not cover water seepage nor do they deal with mold issues so we are now left holding the bag for an approximately $10,000.00 dollar repair that should never have occurred in the first place. I have never in my life experienced such ****** workmanship but more infuriating than anything, such incredible and blatant disregard for customer concerns. We will never, ever deal with this company again and if asked, will certainly relay our deplorable experience to anyone who asks.

    We do sympathize with this owner and the experience they have had with an inner wall plumbing leak. We confirm that we did do our due diligence in reviewing all of the information submitted by this owner in regards to the leak before making a final decision of denying the request to participate in the costs to repair due to the warranty expiration dates. Warranty expirations dates are there for a reason. Buildings are constructed by sub-trades who also carry their own warranty for the work done. The unit and building warranty is held by ********* ********* ******. This was reported to us almost three years after the warranty commencement date. ********* ********* would have not accepted a claim because of the warranty expiration dates. These types of events is why insurance is required to be in place by the strata and owners of their unit. We question what type of insurance was in place that would not cover water leaks, though the cost mentioned may be the insurance deductible which we cannot control. We also want to point out that that if there was a consistent same issue throughout the building in the construction practice that took place in this specific location in the unit, there would be considerable reason to investigate further, but this has not happened. Buildings are constructed by humans and errors can take place that we anticipate will show itself during the 2 year warranty, but this does not always occur. Again, this is the reason insurance is required.

    As mentioned previously, we purchased this condo two years preconstruction and moved in December 2018. The two year unit/building warranty held by ********* ********* extended for two years. We reported the leak in August of 2021, exactly eight months past the warranty expiration date. Upon move-in and as requested by the business in question, we went over the condo with a fine tooth comb and reported all discrepancies diligently as they were discovered throughout the two year warranty period. THERE WAS NO WATER LEAKAGE DISOVERED AT THAT TIME OR IT WOULD HAVE BEEN REPORTED. We understand all too well what a warranty entails and what our rights are as purchasers. However, what the company cannot seem to grasp is that the issue at hand was water seepage due to lack of/ or faulty water membrane. The leak was slow and steady and it did not manifest itself until August of 2021 at which time the floor in our ensuite closet had started to bubble which alerted us to the problem in question. We immediately reported it to the strata council who advised us to speak to the builder. If this issue had been of our own doing or an issue that occurred with time due to normal wear and tear we would never, in a million years have even brought it to the attention of the builder. We would have covered the costs ourselves and carried on. With regard to the comments made by the company regarding our personal home insurance and why they would not cover water damage we were told by the insurance company that because this damage was caused by water seepage and resulting mold that had been occurring for an extended period of time, our insurance would not cover it. If the water damage had occurred due to overflow of a tub or sink for example, it would have been covered. It is also very interesting to note that our own personal insurance is held by ********** ********* which is the same insurance company that holds the building warranty so perhaps the builder might like to question them as to why they do not cover water seepage issues. As far as whether or not other units in the building have experienced the same issues, I am going to put forth a request to our building manager as to whether or not issues of this nature have been reported-thank you to Reddale for that suggestion.
